Buying a property in Spain should be a positive and secure experience. That is why we at Marbella Vision place great focus on structure, clear communication and personal service throughout the entire process.
We invest a great deal of time and commitment in finding the right properties for you. Based on your preferences, we make a careful selection, send detailed presentations and PDF material for evaluation, and plan an efficient viewing schedule.
Since agents in Spain often have access to the same listed properties, working with several different agencies in parallel can lead to unnecessary time loss. By keeping one dedicated point of contact — us — you get a smoother process where everything is coordinated and thoughtfully planned from the start.
Once the right property has been selected and the price has been negotiated with the seller, the next step is to pay the deposit into your lawyer’s client account. A reservation agreement is then prepared and signed by both parties. This agreement sets out, among other things, the purchase price, completion date, any included furnishings, and the other terms of the transaction.
In addition to the purchase price, taxes and fees will apply. For resale properties, you should normally allow for around 10% in additional costs, including transfer tax, legal fees and stamp duties. When buying a new-build property, the costs are usually slightly higher, around 12–13%. Exact amounts may vary, but we help you gain a clear and realistic overview of the costs from the very beginning.
Once the reservation agreement is in place, your lawyer begins the legal review, known as due diligence. This means that the property’s legal status is checked in detail — ownership, debts, permits and other important documents.
During the reservation period, which is normally around 30 days, the property is reserved exclusively for you and cannot be shown or sold to anyone else. This gives you, as the buyer, peace of mind and the time needed throughout the legal process.
Most buyers choose to give their lawyer power of attorney to handle the practical details. This means that the lawyer can apply for a Spanish identification number (NIE), open a bank account, set up electricity and water contracts, and manage other administrative matters.
This way, you do not need to be present yourself for completion or for the signing of the title deed. Once the purchase has been completed, simply let us know when you plan to come down — and we will meet you with the keys to your new home.
Original documents and the title deed are often safely stored in the lawyer’s fireproof archive, but of course you can choose the solution that suits you best.
